This question is being asked more than ever — but most answers out there dodge the hard part.
Whether to buy or not depends entirely on who you are, where your money sits, and what you're actually expecting. There's no one-size-fits-all answer.
Achieve Realty VN won't tell you "this is a golden opportunity" or "wait a few more quarters." Both are just polished ways of avoiding the question. This article puts the real numbers on the table — and lets you draw your own conclusion.

The Current Market — Reading the Numbers Right
In Q1/2026, Ho Chi Minh City recorded approximately 1,580 successful condo transactions. The absorption rate hit 36% — down nearly 66% compared to Q4/2025. This is data from Knight Frank Vietnam, not a number pulled from thin air.
Savills reported similarly: new supply came in at around 1,900 units, with the overall market absorption rate falling to 40%. Mortgage rates are currently sitting at 8–9% per year during the promotional period, and can exceed 12% afterward.
But here's the part that actually matters: prices have not dropped.
The average condo price in Ho Chi Minh City in Q1/2026 remains around VND 112 million/m² (Knight Frank), with some firms reporting averages closer to VND 122 million/m². Liquidity is down — but sellers aren't budging on price. The market is in a standoff. Not collapsing. Not booming.
In the luxury segment — Empire City, Metropole Thu Thiem, Zeit River, The River — absorption is slowest, but asking prices are also the most rigid.

Why Liquidity Dropped — But Prices Didn't Follow
Many people see transactions down 66% and think: a price correction must be coming. The logic sounds reasonable, but the luxury segment in Thu Thiem doesn't behave like mass-market real estate.
The sellers here don't need to sell.
Most owners at Cove Residences, Tilia Residences, or The Opera bought between 2017 and 2021 at prices 40–80% below today's levels. They have zero financial pressure to exit. They'll wait for the right buyer at the right price — rather than discount just because the market has cooled.
High interest rates hit leveraged buyers hardest.
For someone borrowing 70% of the value on a VND 20–30 billion unit, a 12% floating rate is something to calculate very carefully. But the majority of luxury buyers in Thu Thiem don't fall into that category. They're buying with cash, or borrowing very little. The slowdown in liquidity here is mainly a confidence issue — not a cash flow crisis.
The Real Upside Case — Catalysts Already in Motion
In April 2026, the Ben Thanh – Thu Thiem metro officially broke ground. The Thu Thiem – Long Thanh line is completing its procedures and targeting a groundbreaking before June 30, 2026.
This is no longer a plan on paper. Construction is real and happening now.
When the Ben Thanh – Thu Thiem line is complete, riding from Thu Thiem Station to Ben Thanh will take just a few minutes underground. The physical distance was already short — the psychological distance will disappear entirely.
Ho Chi Minh City is also planning to auction 8 land plots in An Khanh Ward in 2026. Once auction prices are established, they set a new reference benchmark for the entire surrounding secondary market — including every project currently being sold in Thu Thiem.
On top of that, the area has almost no new luxury supply pipeline. What exists is what exists. No major new project is coming in the next few years
Risks You Need to Know — No Sugarcoating
First: interest rates. If you're borrowing more than 50% of the property value, model your cash flow carefully after the promotional period ends. At 12% per year on a VND 10 billion loan, that's over VND 1 billion in interest annually. That number needs to be covered from somewhere.
Second: secondary liquidity in the luxury segment is naturally slow. This is not a short-term flipping market. If you need to exit within 6–12 months for financial reasons, now is not the right time to commit in Thu Thiem.
Third: the surrounding infrastructure is still under construction. Living in Thu Thiem in 2026 still means hearing construction noise and dealing with dusty roads. Anyone expecting a fully finished urban district immediately will be disappointed — allow 3–5 more years for everything to come together properly.

Comparison: Thu Thiem vs. Other Options
If your budget sits between VND 20–35 billion and you're weighing your options, here's the honest picture:
Thu Thiem (Tilia, Linden, Zeit River, The River): Clean legal status, pink books available, immediate rental income, permanent river views. Prices from VND 150–200 million/m² depending on the building. Downside: most expensive in the area, high management fees.
Thao Dien (old District 2): Strong expat community, better everyday amenities. But virtually no new quality supply, and good units aren't cheap either.
The Global City (An Phu): Massive scale, impressive self-contained amenities, significantly lower price point than Thu Thiem. Downside: needs 5–7 more years to reach a genuinely populated, vibrant community.
Grand Marina Saigon (Ba Son, District 1): True Marriott-branded residence, irreplaceable location. But management fees are in USD, total ticket price is very high, and local tenant pool is limited.
Each option serves a different buyer profile. Thu Thiem suits people who want a stable, river-facing, legally clean asset — and don't need short-term liquidity.
Rental Yield Analysis
For already-delivered towers in Thu Thiem, current rental rates are running at:
Actual rental yield sits between 3–4.5% per year depending on the unit. Not a number that makes you rich fast — but for an asset at this location, it's stable and rarely stays vacant long. The expat and senior executive tenant pool in Thu Thiem is growing steadily alongside FDI inflows into Ho Chi Minh City.
In Q1/2026, FDI disbursement reached USD 5.4 billion — the highest Q1 figure since 2021. More foreign professionals coming in means more demand for quality rental accommodation in central locations.

Buy now if: You have at least 60–70% of your own capital ready, you're buying to live in or hold for 5+ years, you don't need short-term liquidity, and you're targeting a unit with an existing pink book at a fair secondary market price from a motivated seller.
Right now, buyers have more options and more negotiating room than they've had in years. Sellers are waiting — the competitive condo rush of 2021–2022 is over.
Wait if: You're relying heavily on leverage, expecting to resell within 1–2 years, or your financial picture still depends on too many external variables — business cash flow, job stability, other commitments.
The market isn't crashing — but there's also no reason to rush if your financial foundation isn't fully solid yet.
Achieve Realty VN's honest take: In 2026, whoever buys in Thu Thiem with real capital, holds patiently for 5 years, and captures stable rental income along the way — that person will look back and know it was the right call. Not because the market is booming right now. But because in 5 years, the metro lines will be running, the land auctions will have set a new price floor, and quality assets in quality locations simply don't lose value over time.
