How Much is The Global City's 2026 Management Fee? A Detailed Breakdown by Zone and How to Read It Correctly

Out of every 100 clients consulting Achieve Realty VN about The Global City, roughly 95 ask about the selling price. Only five ask about the management fee.

Those five are invariably experienced condominium owners. This article answers exactly one question: what is the actual management fee at The Global City, and how much will you really be out of pocket each month? We also highlight a crucial detail clearly stated in Masterise Homes' pricing sheet that very few read carefully.

The Reality: The Global City Charges a Two-Tiered Fee, Not One

Most developments in HCMC only have a single management fee line item. One figure, multiplied by your unit's area, and you're done.

The Global City is different — and the reason is straightforward. This is a 117-hectare master-planned township. Beyond the building you live in, there is the musical fountain canal, City Park, an extensive park system, internal road networks, and pillarless underground infrastructure. These amenities do not belong to any single residential tower.

Therefore, the fee structure is split into two components:

  • 1. Condominium Management Fee — maintains your specific building: security, cleaning, elevators, and internal swimming pools.
  • 2. Township Shared Area Fee — maintains the 117-hectare infrastructure outside your building.

You pay both. Only when added together do you get the true figure.

The Global City 2026 Management Fee Breakdown by Zone

According to the official documents released by the developer, Masterise Homes:

Zone Condominium Management Fee Township Shared Area Fee Total (Excl. VAT)
Masteri Collection
(Grand View, Park Place, Cosmo Central)
23,600 VND/sqm/month 5,100 VND/sqm/month 28,700 VND/sqm
Lumière Series
(Lumière Midtown)
24,600 VND/sqm/month 5,100 VND/sqm/month 29,700 VND/sqm
SOLA Peninsula
(Villas)
28,700 VND/sqm/month 5,100 VND/sqm/month 33,800 VND/sqm
SOHO Commercial Shophouses 17,000 VND/sqm/month 5,100 VND/sqm/month 22,100 VND/sqm

All figures above are exclusive of VAT. This is the most crucial detail of this entire article, and we will explain exactly why below.

* Reference data as of July 9, 2026 — must be cross-checked with the Sales and Purchase Agreement (SPA) and official notices from the Property Management before making financial decisions.

Translating to Real Money: How much are you paying monthly?

Assuming a standard 10% VAT (during periods of VAT reduction to 8%, the figures below will decrease by roughly 2%).

Masteri Collection — Total ~31,570 VND/sqm/month incl. VAT:

  • ▪ 1BR unit 57 sqm: ~1.80 million VND/month
  • ▪ 2BR unit 76 sqm: ~2.40 million VND/month
  • ▪ 3BR unit 113 sqm: ~3.57 million VND/month
  • ▪ 4BR unit 150 sqm: ~4.74 million VND/month

Lumière Series — Total ~32,670 VND/sqm/month incl. VAT:

  • ▪ 1BR unit 47 sqm: ~1.54 million VND/month
  • ▪ 2BR unit 80 sqm: ~2.61 million VND/month
  • ▪ 3BR unit 130 sqm: ~4.25 million VND/month

Looking at this table, a 3BR unit at Lumière Midtown will cost over 51 million VND in management fees annually. This excludes car parking.

For SOLA and SOHO, we have not yet verified whether the fee is calculated based on Land Area or Gross Floor Area (GFA). The discrepancy between these two calculation methods for a 5-story shophouse is massive — potentially up to three times. This is a mandatory question to ask before signing.

Why is SOLA the highest, and SOHO the lowest?

The numbers are not arbitrary.

SOLA is the highest because it is a villa peninsula along the Rach Chiec river, featuring the lowest population density in the entire project. Fewer owners share the operational costs of security, landscaping, and private pools. You are paying for exclusivity and low density — and that is exactly what you buy when you purchase SOLA.

SOHO is the lowest because most of the amenities for a commercial shophouse fall outside the property management's purview. No shared elevators, no common corridors, no high-rise pools. You manage your own premises.

Lumière is marginally higher than Masteri by 1,000 VND/sqm due to a denser internal amenity ecosystem. One thousand VND sounds negligible. But multiply that by 130 sqm, by 12 months, and by a 10-year holding period — it equals over 15 million VND.

The 24-Month Management Fee Waiver Policy — Read This Carefully

This is a point Achieve Realty VN wants to address directly.

Many sales programs by Masterise Homes at The Global City come with a 24-month management fee waiver from the handover date, applicable to select zones and specific launch phases. Some programs state 12 months, others 24 months — depending on the phase and zone.

This incentive is genuine, and it holds real monetary value. For a 3BR Lumière Midtown unit, two free years equate to over 100 million VND. However, there are three things you must understand:

  • One. The condominium management fee waiver and the township shared area fee waiver can be two completely different things. Clarify exactly which components the incentive covers.
  • Two. It is a time-limited incentive. From the 25th month, the invoices will arrive. If you calculate your rental cash flow based solely on the first two years, your spreadsheet will be flawed from year three onwards.
  • Three. If you are buying to let, the management fee is typically the landlord's expense, not the tenant's — unless explicitly stated otherwise in the lease. During the 24-month waiver, your rental yield looks highly attractive. After that, it drops by approximately 0.3–0.5 percentage points.

We are not saying this incentive is bad. We are saying: do not factor it into your permanent revenue column.

Four Common Mistakes When Calculating The Global City's Management Fee

Mistake 1 — Only reading the big number.
Looking at "23,600" and concluding that Masteri Collection is cheaper than Empire City Linden (25,300 VND/sqm, incl. VAT). This is a double error: it hasn't factored in the 5,100 VND shared fee, nor the VAT. The true figure for Masteri Collection is ~31,570 VND/sqm.

Mistake 2 — Forgetting the VAT.
The Global City's schedule is exclusive of VAT. Many other projects' schedules are inclusive of VAT. Comparing two inconsistently benchmarked tables means your comparison is flawed from the very first line.

Mistake 3 — Failing to ask about the calculation basis.
Net Saleable Area (Carpet area) or Gross Floor Area (Built-up area)? For a 113 sqm unit, the discrepancy between the two measurement methods is usually 5–8% — amounting to hundreds of thousands of VND each month, and tens of millions over an investment cycle.

Mistake 4 — Forgetting parking fees.
Car parking in the East District currently ranges from 1.5–2.5 million VND/month. A family with one car and two motorbikes could easily add nearly 3 million VND to their monthly overhead.
