At the VIP Preview on the morning of May 17, 2026, SonKim Land didn't open with prices or policies. They started with a question: how has transit-oriented urban development evolved over the past 50 years — and where does Vietnam stand in that journey?
Achieve Realty VN was present at the event, listening to the entire presentation. This article summarizes what was truly discussed — not just a press release.
Illustrative perspective of the TOD 5.0 model at Thu Thiem StationTOD (Transit-Oriented Development) has existed for decades. But SonKim Land presented a clear framework on the evolution of this model, explaining why Thu Thiem Station is not just "apartments near a metro":

Thu Thiem Station is designed as an iconic gateway — not just in terms of transportation but also architecture. A large-scale canopy, central plaza, integrating an art museum and retail spaces.
Mai Chi Tho Avenue — which remains relatively quiet compared to its potential — will be "activated" by this massive commercial block.
"Airline check-in and baggage drop-off right at Thu Thiem Station, before heading to the airport."
This model already exists in Hong Kong (in-town check-in before taking the Airport Express) and several major stations in Japan and South Korea. If implemented here, East City residents could complete flight procedures and check baggage right in Thu Thiem — then travel to Tan Son Nhat or Long Thanh airports via metro without carrying luggage.
This is not typical residential amenity. This is city-level urban infrastructure.
Furthermore: an integrated transit system — taxis, buses, quick connections to two airports — transforms Thu Thiem Station into a true hub, not just a stop.
Integrating large green spaces, art, and cultural areas directly into the central station's design. Community exhibitions, art performances, green corridors connecting building blocks.

Looking at the scale model at the event, this isn't just a virtual render: a system of blue water canals runs along the project's perimeter, large tree clusters between buildings, clear large-scale open spaces. This is what Thu Thiem has been missing compared to initial planning expectations.
This is what SonKim Land emphasized most strongly and with the most basis:
Today's VIP Preview is the first step in the launch roadmap. Prices are not yet announced. The commercial name is not yet official. The handover timeline is not yet available.
This is one of the largest complex projects ever introduced in East HCMC. But a large scale also means a long implementation time — it's not a 2–3 year story.
For Achieve Realty VN, the Thu Thiem Station story confirms something we've said for a long time: infrastructure in the East area is being invested in at an irreversible level. Those holding real assets here — Empire City, The Metropole, Grand Marina — are benefiting from every new announcement.
